What to Expect
- Prepare to reap the full benefits of your career only if you are motivated and committed. Successful real estate agents are self-starters.
- Highs and lows are part of any sales career -- some months will be higher-producing than others. As you will learn, consistency over time is the key to your success.
- Expect to invest up to $2,000 during the first 60 to 90 days to cover licensing, education courses, business cards, Board of REALTOR¨ dues and personalized marketing materials.
- The first paycheck may not come for a few months, because real estate sales are paid on a commission basis. It takes some time to establish and build a customer and client base for your business.
Requirements to become a Licensed Real Estate Agent?
- 18 years of age.
- Completed application.
- Proof of completion of 90 hours in Oregon in a classroom location.
- Passing grade on the state license exam.
How long will it take me to study for the exam?
- To meet state licensing requirements, you must "log in" 90 hours in Oregon in a classroom location.
Is there a fee to take the exam?
- Yes. Once you have completed the course, you are ready to take the state exam. The cost of the exam is $75 with an additional cost of $40 for a fingerprint background check. Test results are available to the applicant the following Friday; results are mailed and will not be given out over the phone or in person.
Where are the exams held?
- The exams are held in numerous sites throughout Washington, Oregon and Idaho. Call ASI at 1-800-274-5985 for the office nearest you.
How are the exams graded?
- The exam consists of two sections - national and state. All questions are multiple choice and applicants must receive a passing score of at least 75 percent.
Can I re-take the exam? Yes.
- Students may retake the section (national or state) that they've failed. Payment of $75 is required.
How do I activate my license after I take the exam?
- Candidates must receive a license application card (available from the Deptartment of Licensing) and obtain their broker's signature. The cost to activate your license is $180 in Oregon.

How to Pass the Real Estate License Exam the First Time
- Choose a course that has a high success rate. Windermere's prelicensing courses in selected areas have only one objective - to ensure that you pass your real estate license exam. The programs we present consistently earn a high pass rate.
- The program is state-approved, accredited for 90 clock hours, and licensed by the Oregon Real Estate Agency.
